Princeton Junction Neighborhoods Meeting

SUMMARY

  3. Brief Announcements and Updates:
  4. Art Pope contacted the lessor-manager of the buildings in the ACME shopping center, who volunteered to meet with a small group from PJNC. Art said that the lessor planned on meeting in August with the landowners who own the land where the strip mall is located.

    SPRAB meeting update:

    What do we need to do to change the zoning, which now requires that each parcel have a building in the middle of the lot, not line to line as in a real town.

    Redevelopment Zone Process:

    Getting a designation of an area in need of redevelopment is a big deal, with the possibility of litigation, depending on who is affected. First step is an assessment of the area to qualify for status, this process takes from 3 to 6 months. John Madden’s firm, Mazer, is doing the assessment and is expected to come up with a proposal. Once the proposal is vetted and accepted, the proposal is adopted, and supercedes the current zoning schedule.

    PJNC proposal made by Farrell is to assemble the owners in Princeton Junction at a meeting to present a proposal that will demonstrate how their property would be revalued upwards if they worked together to create a village center. This would be on the macro side. On the micro side, start with the developer of the Dye House that is being proposed as Chase Bank to see if they would fund the development of design standards for the village center and thereby for themselves.

    All agreed that the next meeting of the coalition would attempt to build on the work done by Bob Redmond’s group during Carol Carson’s mayoralty and build on the apparent desire of the Chase Bank group to move ahead.

    Bradley Walters indicated what would be needed, as a bare minimum list, to come up with design standards for the 571 Streetscape:
